An old mill centre with thirty years of subdivision built around it.
Franklin grew fast. The centre is an old mill town with the housing to prove it, but a great deal of what surrounds it went up between the 1980s and the 2000s, which puts most of the town at a very specific point in its life.
That point is the first full round of replacements. A water heater fitted when a house was built in 1996 is well past its span, the original boiler or furnace is at the age where the decision is genuinely arguable rather than obvious, and the shut-offs under every sink have never been turned. None of it is dramatic and all of it is due at once, which is worth planning rather than discovering.
The older centre is the opposite problem and the more interesting one — systems patched across a century, where the useful question is what is actually still connected to what.
